Real estate appraisals

Your independent appraisal will provide you with an impartial, professional opinion of your property’s fair market value and support your loan application. Our Preferred Appraiser List is comprised of trusted appraisal companies we recommend, however, we may accept appraisals from any company so long as they meet all of the following criteria:

  • The appraiser holds a Canadian Residential Appraiser (CRA™) or Accredited Appraiser Canadian Institute (AACI™) designation depending on the type of property being appraised, and does not have a conflict of interest
  • The appraisal is completed to our appraisal policy standards (please see below for specific requirements)
  • For insured mortgages, appraisers approved by the Canada Mortgage and Housing Corporation (CMHC) or appearing on SAGEN MI Canada’s published lists will be accepted, when the mortgage insurance is purchased from that insurer

Residential

Preferred residential appraisers

Your appraisal should be prepared to Appraisal Institute of Canada standards and include the following information:

  • Two comparable sales, similar in design/style, location, bedroom count, and other property characteristics closed within 120 days of the report
  • Three interior pictures, along with appraiser commentary on the property features
  • Larger acreage properties should be valued based on the residence and a maximum of 5 acres, including one outbuilding (for personal use)

Preferred commercial appraisers
Your appraisal should be prepared to Appraisal Institute of Canada standards. If necessary, your Relationship Manager can provide your appraiser with a list of detailed appraisal content requirements.

Hotels and motels

Preferred hotel and motel appraisers
Your appraisal should be prepared to Appraisal Institute of Canada standards by an appraiser who specializes in hotels and motels. If necessary, your Relationship Manager can provide your appraiser with a list of detailed appraisal content requirements.

Agriculture

Preferred agricultural land appraisers
Your appraisal should be prepared to Appraisal Institute of Canada standards. While an AACI appraisal is preferred, your Relationship Manager can advise whether a CWB Agrologist prepared/reviewed Opinion of Value will be acceptable. If necessary, your Relationship Manager can provide your appraiser with a list of detailed appraisal content requirements.
